Herndon, VA Water Damage Restoration for Renters, Landlords and Owners

Last reviewed

A large share of Herndon homes are rented, so many water losses here start with a tenant's text and end with a landlord approving the work from somewhere else. Empty units between leases, managers juggling several properties, and tenants unsure whose call it is: that's the everyday reality we work in.

Herndon, the town and its neighbors

Herndon is an incorporated town in northwestern Fairfax County, with its own mayor, council and town services. It grew up around a railroad station on the line that is now the W&OD Trail, and its old downtown along Elden and Station Streets still has the depot and older buildings nearby. Reston lies to the east, Sterling across the Loudoun line to the north, and Dulles Airport to the west. The Silver Line's Herndon station opened in 2022.

The town's housing is mostly from the 1960s through the 1990s: single-family homes with basements, a great many townhouse communities, and garden apartment and condominium complexes along the main roads. A few older houses stand near downtown. Public water and sewer serve the town. Herndon's ZIP codes also cover Fairfax County neighborhoods outside the town, such as Oak Hill and Floris, which use Herndon addresses.

A checklist for Herndon rentals

Whether you own one townhouse or manage several units, these steps make water losses shorter and easier to handle:

  1. Give every tenant written instructions: where the main shut-off is, and who to call first, day or night.
  2. Label the water heater, main valve and any unit shut-offs, and test the main once a year.
  3. Fit leak sensors at the water heater, washer and under the kitchen sink. Some text the owner as well as the tenant.
  4. Replace rubber washer hoses with braided ones, and check toilet supply lines at every turnover.
  5. In an empty unit, keep the heat on at a modest setting and close the main valve if it will sit for more than a few days.
  6. Keep the HOA or condominium management's contact details, and your insurer's, somewhere the tenant can find them.

Tell us the units and shut-offs; we'll work to your schedule.

Townhouse walls: water moves sideways

In Herndon's townhouse communities, units share fire-rated walls, usually concrete block on the lowest level and double framed walls above. Water from a failed fixture on one side seldom passes straight through. It travels along the wall instead, down the gap between the framing and across the top of the block, and comes out at the lowest point it can reach, which is often the neighbor's lower level.

So the tenant who finds a wet wall may be reporting someone else's leak, and the unit where the water started may look perfectly dry. Tracing it needs moisture readings on both sides, floor by floor, and that needs access to both units. For landlords, a quick call to the neighboring owner or the HOA saves hours.

Drying a shared wall usually means opening the lower drywall on the wet side and dehumidifying until the framing and block read dry. The neighbor's side is checked too, whether or not it shows damage.

Clay soil and the basement wall

Much of Herndon sits on clay-rich soil that holds water. After a long rain, the ground around a basement stays saturated for days and presses water against the foundation. Where there's a way through, such as a crack, the joint where wall meets floor, a pipe penetration or a tie hole, water follows it inside, usually low on the wall or across the floor at the edge.

The soil right next to the house is often looser backfill, which lets water gather there first, and years of settling tip the ground toward the wall. Short downspouts and blocked gutters add more water to the same spot. In single-family homes with a sump pit, a failed pump lets the water table rise around the slab.

Drying fixes the damage, but the lasting fix is outside: longer downspouts, regrading so soil falls away from the house, and a working sump pump. In a townhouse community, changes to shared grading usually go through the HOA.

What comes out, and why: drywall and insulation

Drywall is gypsum between paper faces, and when its bottom edge sits in water it wicks moisture up the wall, often a foot or more above the visible waterline. The wall cavity behind it can't dry while it's closed. That's why crews usually cut a clean, straight strip along the bottom of affected walls: it opens the cavity to air, lets the framing dry, and leaves an easy line to patch.

Fiberglass insulation behind that drywall holds water against the studs and rarely dries well in place, so wet batts are usually removed and replaced once the cavity reads dry. Ceilings below a leak are handled the same way: where water has pooled on top of the drywall, a section is opened so it can drain and dry.

Drain water or a toilet overflow changes the decision. Porous materials it reached, such as drywall, insulation, carpet and pad, are removed rather than dried, and the surfaces behind them are cleaned before drying starts.

In a Herndon rental, the tenant usually finds the water, the owner approves the work and the HOA may own the wall it came through. Getting all three on the phone early is the fastest way to a dry unit.

Herndon water damage questions

Our tenant reported a musty smell in the townhouse. What should we do?

Treat it as a possible hidden leak. Ask the tenant where it's strongest, and have the unit checked with a moisture meter, starting at the water heater, the lower level and bathrooms. A musty smell usually means something has been wet for a while.

Is Oak Hill part of the Town of Herndon?

No. Oak Hill and Floris are in unincorporated Fairfax County, even though many homes there use Herndon addresses. What you do after a leak doesn't change between the two, and we serve both.

Why is our Herndon lower level wet when the leak was upstairs?

Water falls through a townhouse. A leak in an upstairs bathroom soaks the floor, runs down a wall cavity or plumbing chase, and turns up on the lowest level. Each floor in between gets checked with a meter, not just the one that looks wet.

Should I use a wet-vac?

For a small amount of clean water on a hard floor, yes. It won't dry carpet pad, drywall or framing, and it can't reach water under flooring, so anything more than a small spill should be checked with a meter.

I'm a landlord out of the area. How does this work?

You approve the scope and price by phone or email and give us your tenant's contact. The crew arranges access, does the work, and sends you photos, readings and a written summary. Tell your own insurer yourself.

Our Herndon home has vinyl plank. Can it be dried in place?

Usually not fully. Water sits under click-together planks on the subfloor, where air can't reach. The planks are normally lifted so the floor beneath can dry. Swollen laminate is replaced; some vinyl can go back down.

Why can't you give me a price over the phone for our Herndon home?

Because the scope depends on how far water has spread, which only moisture readings show. The crew measures first, then gives you the scope and price before any work begins.

How is the price worked out for a Herndon job?

It depends on the area that's wet, the materials, the type of water and access to the unit. Everything is agreed before work starts, and there are no hidden fees added later.

The upstairs washer leaked into the ceiling below. What gets dried?

The subfloor under the washer, the joist space and top of the ceiling drywall below, and any walls the water ran down. The crew opens the ceiling where water has pooled and dries each layer until it reads dry.
