Water Damage Restoration in Prince William and Stafford, VA

This region grew fast and in layers: 1970s and 1980s townhouse communities along I-95, the independent City of Manassas, 2000s master-planned neighborhoods out toward Gainesville and Bristow, and rural land in between where wells and septic are normal.

Cities, towns and communities

Manassas is an independent city, surrounded by Prince William County but not part of it. Some of its ZIP codes reach well into the county, so our service area follows the ZIPs. Dumfries, Occoquan and Haymarket are incorporated towns; Woodbridge, Gainesville, Bristow, Nokesville, Catharpin and Triangle are unincorporated communities of Prince William County. Stafford is a community in Stafford County, to the south. Quantico is listed because its ZIP is in our data, and that page covers only the civilian communities nearby.

The I-95 townhouse belt

Woodbridge, Dumfries, Triangle and the land along Route 1 and I-95 filled with townhouse and garden condominium communities from the 1970s onward. Many of those homes now have second or third water heaters in lower-level closets, original shut-off valves, and supply lines to toilets and sinks that have never been changed. Upstairs bathrooms sit over the main level, and a party wall on one or both sides means water can cross into the next home.

Rental share is high in parts of this corridor, so many calls come from tenants, landlords who live elsewhere, or managers turning over a unit. A leak in a unit that sits empty between leases often runs for days before anyone finds it.

Leak crossing into the townhouse next door? One crew can check both.

Newer homes to the west

Gainesville, Bristow and Haymarket grew mostly from the late 1990s on, with large master-planned neighborhoods of single-family homes and townhouses. Almost all have basements, many finished, and most have sump pits. The common calls here are builder-installed sump pumps that stop working in a storm, upstairs laundry overflows, and water heaters reaching the end of their typical life. Clay soil and graded lots push water toward foundations when downspouts discharge too close.

Rural land, wells and septic

Around Nokesville, Catharpin and the western part of the county, homes sit on larger lots and farmland, commonly on private wells and septic. Stopping the water may mean switching off the well pump, crawl spaces and outbuildings bring winter freeze risk, and septic condition matters after a backup. The same is true of parts of Stafford County away from its subdivisions.

Traffic and distance

I-95, I-66, Route 1 and the Prince William Parkway are among the most congested roads in the region. We'll tell you honestly when a crew can arrive, and we won't promise a time we can't keep.

Prince William and Stafford: common questions

Is Manassas part of Prince William County?

No. The City of Manassas is an independent city, separate from the county around it. Several ZIP codes with a Manassas mailing address are county addresses, though, and our service area follows the ZIPs.

Our Woodbridge townhouse is from the 1980s. What usually fails?

Water heaters, toilet supply lines, angle stops and washing machine hoses are the most common sources in homes this age. Water from an upstairs bathroom usually shows in the main-level ceiling and can end up in the lower level.

Our Gainesville basement got water during a storm but the sump pump was running. Why?

A pump can run and still fall behind in very heavy rain, or its discharge line can be blocked or discharging back toward the house. Water can also come in above the pit, through a window well or at a walkout door. The crew will look for where it entered.

I'm a landlord and my tenant just reported a leak. What should I do?

Ask the tenant to close the valve if they can, then call the crew and pass on the tenant's number. The crew arranges access with them and sends you photographs and readings. Contact your own insurer and read your policy.

We're on a well near Nokesville. Does that change anything?

Yes. Switching off the well pump may be how you stop the water, the pump or pressure tank may be the source, and septic condition matters after a backup. Tell the crew when you call.

Our Occoquan or Dumfries home is older than the townhouses around it. Does that matter?

Often, yes. Older homes in the historic towns can have original drain lines, plaster walls, stone or brick foundations and additions from several eras. The crew checks where old and new construction meet, since water often travels along those joints.
