Manassas, era by era
The City of Manassas is an independent city, part of no county. Prince William County's courthouse stands in the city, but Manassas has governed itself since 1975, with its own council and its own water, sewer and electric utilities. The separate City of Manassas Park lies just to the east.
Old Town and the early 1900s
Around the rail station and the historic downtown are houses from the late 1800s through the 1940s: frame and brick homes with porches, plaster walls and cellars or partial basements, their plumbing updated in stages.
The 1950s to the 1970s
Ramblers, split-levels and Colonials fill much of the city, most with basements finished at some point and many with original cast-iron drains.
The 1980s onward
Townhouse communities and newer subdivisions, inside the city and in the surrounding county, have finished basements, sump pits and parts that are all the same age. A large share of homes across all three eras are rented.
The Manassas mailing name covers much more than the city. ZIP 20110 is mostly the city; 20109 and 20112 are largely Prince William County; 20111 includes the City of Manassas Park and county neighborhoods. We cover them all.

Water Coming Through the Ceiling? Call NowCast iron under the older houses
Homes built before about 1970, in Old Town and the mid-century neighborhoods, usually drain through cast iron: a stack through the house and horizontal lines under the lowest floor to the sewer. After decades, the iron corrodes inside and wears thin along the bottom of those horizontal runs, where water sits. Roots from old street trees get into the joints of the lateral outside.
The warnings are quiet: a sewer smell in the basement, a floor drain that gurgles, a lower-level shower that fills when the washer drains, or a slow stain under a bathroom. A plumber can run a camera through the line to see whether it needs clearing, lining or replacing.
Water from a drain leak or backup is treated as contaminated, so wet carpet, pad and lower drywall are removed rather than dried, and hard surfaces are cleaned and disinfected before drying begins.
Rentals and empty homes: why losses run longer
With so many Manassas homes rented, many leaks are found late. A house between tenants, or a rental whose tenant is away, can have water running for days before a neighbor or the next tenant notices. By then carpet and pad are saturated, water has reached the lowest level, and drywall has wicked it well up the walls.
Tenants often describe what they can see, which is rarely the whole of it. The crew maps the full extent with moisture readings before deciding what can be dried and what has to go, and sends the owner photos and readings.
For landlords, a few habits help: heat left on at a modest setting in empty homes, the main valve closed if a unit will sit for more than a few days, leak sensors that alert the owner too, and a look under sinks and behind toilets at every turnover.
In Manassas, the age of the house predicts the leak. Older homes fail from below, at the drains. Newer ones fail at parts that all reached the end of their lives together.

Landlord? Call From Wherever You AreLeak or seepage?
In any Manassas basement, groundwater and plumbing leaks can look alike on the floor. Seepage follows the weather: it shows after rain or snowmelt, first along an outside wall or where the wall meets the slab, sometimes leaving white mineral streaks. A plumbing leak appears in dry weather too, usually near a fixture, the water heater or a supply line, and continues until the water is shut off.
A water meter check settles many cases: with every fixture off, a moving leak indicator means the supply side is leaking. Taping a square of plastic to the floor overnight is another simple test; moisture under it points to water coming through the concrete. The crew adds moisture mapping and thermal imaging.
Then drying follows the same plan: extract, remove saturated pad and lower drywall, dehumidify until framing and slab read dry, and fix the outside cause if it was groundwater.
What's wet, what has to come out and why.

Manassas water damage questions
Our address says Manassas, but we're in Prince William County. Which are we?
Prince William County. Much of the Manassas mailing area, especially 20109 and 20112, lies outside the independent city. For water damage it makes little practical difference, and we cover both.
Is Manassas Park the same as Manassas?
No. The City of Manassas Park is a separate independent city just east of Manassas, with its own government. It shares ZIP 20111 with parts of Prince William County.
Our Manassas sewer lateral keeps filling with roots. What can be done?
A plumber can camera the line to find where roots are getting in, then clear or repair that section. Repeated backups usually mean the damaged section needs replacing or lining.
Should I use a wet-vac on the basement?
Yes, if it's a little clean water on a hard floor. It won't dry carpet pad, drywall or framing, and can't reach water under flooring, so anything larger should be checked with a meter.
Can wet carpet in a Manassas home be saved?
Often, if the water was clean and dealt with quickly. The pad usually has to go. Carpet that took on toilet or drain water is usually taken out rather than dried.
Does ground that slopes toward a Manassas house cause basement water?
Yes. Soil settles over the decades and ends up tipping toward the foundation, sending rain to the basement wall. Building it back up so it falls away, and extending downspouts, fixes a lot.
Does repair work on a Manassas home come with a guarantee?
Yes. Finished repairs come with a workmanship guarantee. The crew sets out its terms in writing before anything starts, so you know what to expect.
What happens when a crew reaches a Manassas home?
They find the source, map the wet area with moisture readings, and explain the scope and price before starting. After that, the water comes out, materials that can't be saved are removed, and the dehumidifiers and air movers go in.
What do clean, gray and black water mean for a Manassas home?
Clean water comes from a supply line or faucet. Gray water carries some contamination, like washer discharge. Black water comes from sewage or a drain backup. The more contaminated, the more porous material is removed rather than dried.
