Stafford at a glance
Stafford is not an incorporated town. It's the mailing name used across a large part of Stafford County, which has no incorporated towns at all, so the county government provides services everywhere here. The county offices sit at Stafford Courthouse on Route 1. Across the county line to the north are Triangle, Dumfries and the Quantico area of Prince William County; to the west, the county turns rural toward Fauquier County and Goldvein.
The county has grown quickly since the 1980s. Much of the housing near Garrisonville Road and the I-95 interchanges is townhouse communities and single-family subdivisions built from the 1990s onward, including large newer neighborhoods such as Embrey Mill. Older communities, among them the gated community of Aquia Harbour along Aquia Creek, date from earlier decades. Most homes in the developed eastern part of the county are on public water and sewer; houses farther west are more often on wells and septic. Basements are common, and on sloped, wooded lots they are often walk-out lower levels rather than fully buried.
Four questions Stafford callers ask first
Is Stafford a town?
No. Stafford County has no incorporated towns, and "Stafford" is a mailing name that covers a wide area, from newer subdivisions near I-95 to rural roads in the west. The county provides water, sewer and other services where they exist. For us it simply means crews cover the whole area under ZIP codes 22554 and 22556.
How long does a water heater usually last in Stafford?
A tank water heater typically lasts around eight to twelve years, depending on water quality and upkeep. Rust at the bottom seam, water pooling under the tank or a slow drip from the relief valve are signs it's near the end. A drain pan with a line to a floor drain, and a small leak alarm, limit the damage when it goes.
A heavy storm put water in our Stafford home. Roof or ground?
Where it shows up is the first clue. A stain on a ceiling or at the top of a wall points to the roof, flashing, a window or a gutter spilling over. Water at the floor, low on a basement wall or at a walk-out door usually came from the ground or from runoff. Sometimes it's both, which is why the crew checks with a meter.
Should I use a wet-vac on a Stafford basement?
For a small amount of clean water, a wet-vac helps and costs nothing to try. It won't dry the carpet pad, the bottom of the drywall or the framing, though, and those are what hold moisture for days. If more than a small patch got wet, or the water came from a drain, leave it to a crew with extraction and drying equipment.

Call and We'll Walk You Through ItNewer homes: parts that age together
In a subdivision built over a few years, every house got the same builder-grade parts at about the same time, and they reach the end of their lives within a few seasons of each other. Tank water heaters commonly last eight to twelve years. Plastic supply lines to toilets and faucets, washing machine hoses and toilet fill valves wear out faster than that. A sump pump installed when the house was built may still be the original.
Layout matters too. Many newer Stafford homes and townhouses put the laundry on the bedroom floor. A burst washer hose there drops water through the subfloor into the ceiling of the kitchen or family room, and in a finished lower level, a failed water heater soaks carpet and drywall before anyone goes downstairs.
The fixes are cheap compared to the damage: braided stainless washer hoses, a drain pan under the washer and water heater, small leak alarms beside each appliance, and replacing parts on a schedule rather than waiting for them to fail.
If your neighbors' water heaters are being replaced, yours is probably the same age. That is the best time to check it.

Get a Crew Out TodayGutters, slopes and window wells
In Stafford's older wooded neighborhoods, a large share of lower-level water starts outside. Tall trees fill gutters every autumn, and a clogged gutter overflows along the whole roof edge, dropping water straight beside the foundation. A downspout that ends at the corner of the house, or runs into a buried pipe that's blocked with leaves or roots, does the same thing in one spot.
Slope makes it worse. On a hillside lot, rain running down from the uphill side reaches the back wall of the house first, and a walk-out lower level at the bottom of the slope collects whatever gets past. Window wells fill with leaves and water, and without a cover or a working drain, they can push water through the window frame.
Drying the inside takes care of the damage. Stopping the next one is outside work: clean gutters, downspouts carried several feet from the house, grading that falls away from the walls, and window wells kept clear.
Wet carpet in a lower level: what stays and what goes
Most finished lower levels in Stafford are carpeted over a concrete slab, and what can be saved depends on the water and how long it sat. Carpet wet with clean water from a supply line and dried quickly can often be cleaned and put back down. The pad underneath is a different matter: it holds water like a sponge against the slab, it's inexpensive, and it's usually replaced after anything more than a brief wetting.
Water from a floor drain, a toilet or a sewer line changes the answer. Carpet and pad soaked by drain water are normally removed, and the slab is cleaned before drying starts. Carpet left wet for several days, even with clean water, often delaminates and holds odor.
On an upper floor, the subfloor under the carpet matters most. Plywood or OSB that soaked up water can swell at the seams, and it's checked with a meter before new pad goes down.

Ask a Local CrewMore Stafford questions
Will the hardwood in our Stafford home recover?
Often, if it's dried quickly and slowly. Wet boards cup, with edges higher than the middle, as the bottom takes on water. Drying from underneath and on top with dehumidifiers can bring many back close to flat. Boards that stay cupped can be sanded and refinished once they are fully dry, which may take weeks. Rushing the refinish is the usual mistake.
What happens to my belongings in our Stafford home during the work?
Furniture is moved off wet floors or set on blocks so it doesn't wick water or stain the carpet. Things that need to stay dry can be moved to another room. If a large area is affected, contents can be packed out and stored while the work is done. The crew goes through the options with you before anything is moved.
Why does the equipment need to run overnight in a Stafford home?
Drying stops when the machines stop, and moisture in framing, subfloor and drywall comes out slowly over days, not hours. Dehumidifiers and air movers are placed to keep running around the clock. They make steady noise; if a unit is in a bedroom or near a sleeping area, the crew can adjust placement so the drying continues.
Do we need to tell the HOA?
If you're in a townhouse or a community with an association, it's generally wise to let the management office know promptly, especially if water reached a shared wall, a neighbor or anything outside your unit. What the association handles depends entirely on its own documents, so ask the manager directly. We can provide documentation of the work performed.
Our house is on a wooded slope. Why does water come in on the uphill side?
Rain running down the hill reaches the uphill wall first and soaks the ground against it, while that wall is also the most deeply buried. Leaves clog the gutters above it too. A swale or drain to carry runoff around the house, plus clean gutters and extended downspouts, usually makes the biggest difference there.
