Catharpin: a rural corner of Prince William
Catharpin is a small unincorporated community in northwestern Prince William County, with no town government; the county provides services. It lies along Sudley Road and Catharpin Road, north of Gainesville and west of Centreville, and much of the area around it is still open, with farms, horse properties and houses on large lots.
The houses range widely: older farmhouses, some with stone or brick foundations and crawl spaces under later additions; mid-century country houses; and larger homes built on multi-acre lots since the 1980s, usually with full basements and sump pits. Most properties rely on private wells and septic systems. Barns, garages and outbuildings often have their own water lines.

Get Straight Answers NowWells and septic: the first minutes and the cleanup
On a well, the house gets its pressure from a pump and a pressure tank. To stop a burst pipe fast, switch off the well pump at its breaker, close the main valve, and open a faucet low in the house to drain the tank. Closing the valve alone may not stop water on the tank side. Mark the breaker now, before you need it.
When the power fails, the well pump stops, and so does any sump pump. The house loses water pressure while the basement has nothing pushing water out. A battery backup sump pump, or a generator sized for both pumps, is the usual answer.
Septic changes the cleanup. Water that came back up from a toilet, shower or floor drain is treated as contaminated, so carpet, pad and drywall it reached are removed and surfaces cleaned before drying. A backup can mean a full tank or a saturated drain field, so have a septic contractor check the system before normal use resumes.
Winter freeze on rural properties
Pipes freeze where cold air reaches them. On a Catharpin property that includes crawl spaces with open vents, pipes in exterior walls of older houses, attached garages, the line to a barn or well house, and outdoor faucets with a hose left on. A house left empty in winter, or one whose heat fails during a long outage, is at the greatest risk.
A frozen pipe rarely leaks while it's frozen; the ice splits it, and water starts flowing on the thaw, sometimes days later and often in a crawl space where nobody sees it. Outbuilding lines can leak for a long time before the pump's constant running gives them away.
Close crawl space vents for winter, insulate exposed pipes, disconnect hoses, and keep a little heat in the well house and any barn with water. For outbuilding lines you don't need in winter, shut them off and drain them. If a pipe is frozen but not split, open its faucet and warm it gently. Never use an open flame.

Crawl spaces under older houses
Many older Catharpin houses, and the additions built onto them, sit over crawl spaces. A crawl space lies between damp ground and a warm house, often with little airflow and vents open to humid summer air. Water gets in from plumbing leaks, freeze splits, groundwater and runoff, and has nowhere to go once it's there.
The signs show upstairs: a musty smell, a soft or bouncy floor, cupping in wood flooring. Below, wet fiberglass insulation sags between the joists, holding water against the subfloor, and the vapor barrier on the ground may be torn or missing.
Drying means pumping out standing water, removing wet insulation and debris, and running dehumidifiers with the vents closed until joists and subfloor read dry. A sound vapor barrier and a fix for the source keep it from coming back.
Water out first, then drying checked with a meter.

Catharpin water damage questions
Is Catharpin part of Manassas or Gainesville?
Neither. Catharpin is its own small unincorporated community in Prince William County. The City of Manassas is a separate independent city, and Gainesville is another unincorporated community to the south.
Our farmhouse has a newer addition on a crawl space. Which part dries first?
Both are checked at once. Water often travels between them along the old foundation line. The original part's masonry dries slowly, while the addition's crawl space needs its insulation removed and its own dehumidification.
Can a Catharpin crawl space be dried properly?
Yes. Standing water is pumped out, wet insulation removed, and dehumidifiers run with the vents closed until the joists and subfloor read dry. A new vapor barrier helps afterward.
How do I keep pipes from freezing at a Catharpin house?
Keep the heat on, close crawl space vents, insulate pipes in exterior walls and crawl spaces, disconnect hoses, and keep a little heat in well houses and barns with water lines.
How often should the sump pump at a Catharpin house be replaced?
Roughly every seven to ten years, sooner if it runs often. Test it each spring by filling the pit with a bucket and watching it cycle.
Our older house has galvanized pipe. Is that a problem?
Galvanized steel corrodes inside over the decades, narrowing the pipe and eventually leaking at threads and joints. Low pressure or rusty water are early signs. A plumber can advise on replacement.
What about the insulation in the walls and floor?
Wet fiberglass holds water against framing and rarely dries in place, so it's removed and replaced once the cavity or crawl space reads dry.
Where is the main shut-off usually?
Near the pressure tank, where the line from the well enters the house: often in the basement, a utility room or the crawl space. On a well, the pump breaker matters just as much.
How far should downspout water be carried from a Catharpin farmhouse?
Several feet at least, onto ground sloping away. On a rural lot there's usually room to run a buried line well downhill, which works even better.
