Stuart and its homes
Our main service area is Northern Virginia. We also connect property owners in Martinsville and Henry and Patrick counties with local crews, and Stuart is the center of the Patrick County communities we cover.
Stuart is an incorporated town and the county seat of Patrick County, with its own town government, and the only incorporated town in the county. It sits in the valley of the South Mayo River on U.S. 58, with Patrick Springs to the east, Critz and Claudville to the south, Woolwine to the north and Meadows of Dan up on the plateau to the west.
Near the courthouse and the older downtown, many houses date from the late 1800s through the middle of the last century: brick and frame homes on hillside lots, often with a brick or stone cellar on the low side and a crawl space under the rest. Around them are mid-century ranches and newer homes. Inside the town, homes are generally on public water and sewer; homes with Stuart addresses out in the county usually have wells and septic.

We connect homeowners, landlords, tenants and families across ZIP code 24171: the town and the county roads that share its mailing address. Crews working this part of Patrick County are usually closest to Stuart, but we still won't promise a time; we'll tell you honestly when someone can arrive.

Ask a Local CrewBrick and stone under older houses
Older Stuart houses often stand on brick, stone or early concrete block. The mortar in these walls softens over the decades and lets water through its joints. Brick soaks up moisture and can shed its surface where it freezes wet. Block has hollow cores that fill during a wet spell and seep for days afterward.
Many of these cellars were dug for storage, a furnace or a coal bin, and some dampness after a long rain is normal for them. The problem comes when what's in the cellar can't take it: carpet laid over the floor, framing and drywall added to make a room, boxes stacked against the wall, a water heater or furnace on the slab. Drying brings the walls back to their usual state, measured against a dry section of the same wall, and saves or replaces what was built against them.
An old cellar that's damp after rain isn't failing. It needs its gutters and grading working, and nothing sealed tight against its walls.
Gutters, downspouts and hillside runoff
On a sloping lot, rain reaches the uphill wall of the house first, and in Stuart's older neighborhoods that's often the deepest part of the cellar. Mature trees fill gutters through the fall; an overflowing gutter drops the whole roof's rain beside the foundation. Some older homes have downspouts piped into old underground drains that have long since filled with roots or collapsed, so the water empties right at the wall.
Walk around the house during a rain and watch where each downspout actually sends its water. Extending them several feet onto ground that falls away, clearing gutters after leaf fall, and regrading soil that has settled toward the wall usually do more for a wet cellar than anything done inside.
Extraction, dehumidifiers and daily readings.
Get the Water Stopped and DriedWet carpet, pad and subfloor
Whether a floor can be saved depends on the water and how long it sat. Carpet wet with clean water and dried within a day or two can often be cleaned and relaid. The pad under it usually can't: it holds water against the slab or subfloor like a sponge and is inexpensive to replace. Anything soaked by groundwater carrying soil, or by drain water, is generally removed.
On a wood floor over a crawl space, the subfloor matters most. Plywood can usually be dried in place from above and below; older plank subfloors dry more slowly but often recover. Vinyl plank and laminate are lifted so the floor beneath can dry.

Call About an Older HomeStuart water damage questions
Is Stuart a town?
Yes. Stuart is an incorporated town with its own town government and the county seat of Patrick County. Its ZIP code, 24171, also covers a wide area of the county outside the town limits, and we serve all of it.
We live just outside town. Are we on town water?
Maybe not. The town's water and sewer lines reach only part of the area with Stuart addresses. If you pay a town water bill, you're connected; if there's a pressure tank in the house, you're on a well. It changes how you shut the water off.
For a Stuart home on a well, can the pump or pressure tank be the source?
Yes. Tanks rust through at the bottom, fittings at the pressure switch loosen, and the line from the well can split. If the pump runs with nothing on, look for water around the tank and under the house.
What should I do about a frozen but unbroken pipe in a Stuart home?
Open the faucet that pipe serves, then warm the area gradually with room heat or a hair dryer. No open flame. If the frozen section is out of reach, call a plumber.
Can my carpet in Stuart be saved after the leak?
Often, if the water was clean and drying started quickly. The pad usually goes. Carpet soaked by drain water or muddy groundwater is removed.
Can an old stone foundation in Stuart be dried?
It can be brought back to its normal condition, which for stone often includes some dampness in wet weather. Gutters and grading outside do the lasting good.
Water came into our Stuart house in a storm. How do we tell roof from ground?
Ceiling stains point to the roof, flashing or gutters. Water in the cellar or at floor level points to the ground.
What photos should I take of the damage in our Stuart home?
Wide shots of each room first, then close-ups of damaged materials and belongings, before anything is moved. Keep taking them as work goes on, and note the dates.
What happens after a drain backup in a Stuart home?
It's handled as contaminated water: soaked porous materials are removed, surfaces cleaned and disinfected, and the area dried.
